The ambitious Xanadu project plans to become one of the largest entertainment
and retail complexes (ERC) in the United States. The 2 billion dollar
project resides within the Meadowlands Sports Complex, and consists of
5 buildings, 5 parking structures, and an Indoor Snow Dome. The buildings
are all interconnected, and combined total over 4.8 million sq. ft. of space.
The Xanadu vision is that of a mega entertainment destination – offering
visitors an amazing world of opportunities: world class shopping, upscale
restaurants, outdoor theater, amusements and America’s first indoor
ski area, the "Snow Dome".
Binsky & Snyder was awarded a multi-phased contract for the Xanadu
project. For the first phase - the ERC, Binsky provided all of the core
mechanical work in support of the giant facility. The second phase consisted
of the Snow Dome and indoor ski area.
For the ERC, Binsky installed over 30,000 ft of carbon steel condenser
water piping with victaulic and threaded connections ranging from 2”
to 18” in diameter. Additionally, 5 cooling towers, massive dirt
separators & pumps located in 2 machine rooms provide for hundreds
of connections for future tenant use. In support of tenant work and operations,
Binsky installed 13 roof mounted air-cooled chillers piped to 32 AC units
in electrical closets and more than 25 split systems.
The Snow Dome phase offered Binsky an opportunity to meet several unique
mechanical requirements of this uncommon facility, specifically the convective
flooring design and the expansive refrigeration system. The temperature
controls were a critical part of the project as the conditions varied
from -4° F to 58°F, requiring extensive seismic design criteria.
The mechanical systems within the Snow Dome included a large central plant
with 25 HP hot and 100 HP cold glycol pumps, 2 rooftop evaporative condensing
units, 2-223 ton chillers, a pneumatex glycol feed & pressurization
system - all with carbon steel x-ray quality welded piping. This glycol
system feeds the 185,000 ft of in-slab alumina encapsulated PEX tubing
below the snow pack and 13 coolers located high above the ski lift.
These first two phases of Xanadu have been completed, with additional phases
planned in the near future. Binsky & Snyder is pleased to be part
of such a landmark project for the northeast, and is looking forward to
seeing Xanadu grow to become a favorite mecca of fun and adventure for
American and International families.
